NO REFUNDS ON RENT PAID, ONE MONTH MINIMUM
This agreement made between Andalusia In Towne Storage, LLC, doing business in the county of Covington, State of Alabama, hereinafter called OWNER, and the above said TENANT, the OWNER does hereby rent unto said TENANT above said storage unit in a building located at 15 Tisdale in Andalusia, Alabama 36420 to be used as storage for storing personal or commercial properties (if for any other use than storage it must be acceptable to owner). To have and to hold beginning on the above CONTRACT DATE, TENANT paying the above said MONTHLY RENT to OWNER payable each month prior or on the 1st of the month in advance as rent for the use of said premises.
TENANT expressly agrees with OWNER that he/she will not use said premises for any unlawful purpose and that they will pay the rent as it becomes due; that they will keep said premises in good condition (usual wear and depreciation is expected), and that TENANT will not store explosives, highly flammable materials or goods, or any illegal items on said premises, TENANT agrees with OWNER that there will be no sales of any kind direct from said unit. TENANT shall, at his/her own expense obtain insurance coverage for his/her property in his/her unit caused by fire, water, rainstorms, tornado, explosion, riot, rodents, civil disturbance, insects, sonic boom, land vehicles, theft, or any other cause whatsoever. OWNER shall not be liable for any personal injuries or property damage on the premises. The TENANT shall be responsible for all light bulbs, if applicable. TENANT shall be responsible for any damage to unit, unit door, or ground (fencing, signage, or landscaping)
There is no guarantee that this storage unit is suitable for any particular item. TENANT is advised to inspect the items in their storage compartment periodically for damage.
Manager, or OWNER may, but is not obligated to, enter storage premises at any reasonable time without notice to a TENANT to inspect, repair, maintain; and if deemed necessary by manager or OWNER, TENANT’s contents may be moved to another locked storage unit.
That, in addition to such liens and remedies provided by law to secure and collect rent, OWNER is hereby given a lien upon TENANT’s property. Now, or at any time hereafter, stored on said premises, in case of default in the payment of said premises after the last day of the term of this lease, said property shall be conclusively deemed abandoned, and OWNER , in either event, is authorized to remove by reason of said abandonment, without being deemed guilty of any manner of trespassing or conversion, and without prejudice to any remedies, and at TENANT’s expense have same appraised and moved to another storage facility for further storage at above agreed monthly rental rate, and at the time of such reentry has seizure, the OWNER shall give notice in writing thereof to TENANT at the address indicated below or at such addresses TENANT may hereinafter designate in writing to OWNER. Such notices shall be by regular mail addressed as described above, and at any time after 30 days from the date of giving such notice, OWNER may sell said property at a public sale for payment of amount due OWNER from proceeds of such sale. OWNER shall satisfy his lien including the reasonable cost of rent, appraisal, moving expense, and such sale, and the balance, if any, of such proceeds shall on demand, within 90 days, be paid to TENANT, if not demanded by TENANT within 90 days from the date of sale, such balance shall be forfeited by TENANT to OWNER.
NO SALES OF UNIT CONTENTS or otherwise are allowed on premises due to locked gate entry.
NO SUBLETTING of the premises or assignment of this agreement may be made by TENANT without the written permission of OWNER in advance.
Summary of Rules and Regulations Contained in Lease
- At the time of rental we will collect the first month’s rent and set up autopay.
- Rent is due and payable on the first business day of each consecutive month.
- Monthly rent is not prorated.
- THERE ARE NO MONTHLY BILLS SENT OUT.
- A $35 charge will be applied to all returned checks.
- It is the TENANT’S responsibility to provide and update a current mailing address, telephone number and email address to the OWNER.
- There will be an assessment of $1.00 per day late fee. Please make payments on time in order to avoid this charge.
- There will be no sales of unit contents or otherwise on premises.
- TENANT will be responsible for any damage they may cause to Rental Unit / Door, Signage / Landscaping.
- A 10-day notice of intent to vacate is required. Anyone leaving trash and /or boxes, broken furniture, or junk in general, will be charged $100.00 to cover cleaning and repair.
- We are not responsible for damage or theft of property. OWNER does not carry insurance of any kind on the contents of the premises or of any property of the TENANT stored therein, but TENANT shall provide such insurance as he/she desires at his/her own cost and expense. Check with your insurance agent for any types of coverage under your homeowner’s policy.
- TENANT is advised to inspect the items in their storage compartment periodically for damage.
- TENANT is at no time allowed to access or enter or remove contents of any other unit except for that which they have contracted for and are up to date on payments.
- One slot is reserved for OWNER/MANAGEMENT use for over locks when necessary.
- Storage of flammable explosives or any illegal items in unit is expressly prohibited.
- Use of extension cords in the unit is expressly prohibited.
- Alabama Law, ACT#81-769 states, “All articles stored by a rental agreement, and charges or having been paid in 30 days, will be sold or otherwise disposed of to pay charges.”
- If your autopay if declined due to lack of funds in your account, Please remit payment to: Andalusia In Towne Storage, 504 East Three Notch Street, Andalusia AL 36420
IF ANY OF THE PROPERTY TO BE STORED IS SUBJECT TO MORTGAGES OR OTHER LIENS, PLEASE LIST NAME AND ADDRESS BELOW.
IT IS THE RESPONSIBILITY OF THE TENANT TO PROVIDE AND UPDATE, A CURRENT MAILING ADDRESS, TELEPHONE NUMBER AND EMAIL ADDRESS TO THE OWNER.
A breach of any of the foregoing covenants and conditions BY TENANT shall terminate this rental agreement.
